Keep a simple issue log

Record the date, location, equipment and what was observed. Separate recurring faults from desired upgrades. For multiple properties, use a consistent property reference and identify the person who reported each issue.

Identify changes since the last review

List new equipment, renovations, changes in occupancy and previous repairs. Keep available documents together so the electrician can review the history. Do not create missing inspection dates or assume that an undocumented repair was completed.

Agree on priorities and records

Ask which items belong in the present assessment and which require a separate project. Confirm access, the expected record of findings and the next decision point. A recurring service arrangement, if desired, needs its own agreed scope and schedule.
